We work with developers, property owners and other design consultancies at the critical visioning stages for Mixed Use communities.

For us, design is underpinned by how it works, rather than what it looks like, so our focus is on experience ingredients rather than form.

Creative Navigation for Mixed Use Communities

WHEN IS A GOOD TIME?

At the stage before a masterplan is being prepared, or before a scheme concept is worked on, we believe that the first seed, or vision, is the key step; as it sets the ‘tone of voice’, and the framework for all that follows. This critical thinking stage is at the heart of Creative Navigation; of establishing the destination and the journey for the project.

Our process can happen before the design team are appointed, or also alongside the team. However, our observations suggest that much time and resource can be saved by starting the Creative Navigation before the wider team is appointed.

We offer our Creative Navigation in Architecture, Urban Design and Masterplanning, through the medium of Design Collaborations, usually with client bodies, but also in multi-disciplinary team environments.

THE 5 ESSENTIALS OF MIXED USE

For us, AGENDA encompasses societal and economic needs and realities, highest and best use, resource audits, and harnessing tomorrow’s technology. AGENDA summarises these key drivers and initiators for the project.

FABRIC is the DNA or unique pattern for the project; be it a building, a cluster, a neighbourhood or a new or re-imagined conurbation. We think of frameworks rather than masterplans, and flexibility rather than prescription. For us, FABRIC encompasses climatic response, routes and corridors, hierarchy of uses and spaces, edges and boundaries, plot sizes, mixing, and many more.

CURATION is a way of tailoring the offer to create new experiences for people. Curation is about the incorporation of all possible uses, sometimes with vertical stacking, but always securing key occupiers, and then the hosting of events, both planned and unplanned. The end result is a special and curated place, and one that delivers unique people experiences.

LEGACY sets out the aspiration for the project, and sustainability in the broadest sense that is offered by future-proofing with transformative building and spaces, walkability and public transport, the community of people (both occupiers and visitors), societal and corporate demands, and of course resource-minimised infrastructure and buildings.

BRAND articulates the position and identity of the project, and sets out the timeless ‘culture’ and values that establish, and then maintain the unique qualities of the creation.
